ANALISIS KELAYAKAN FINANSIAL PEMASANGAN PORTAL PARKIR ELEKTRONIK DI CINEPLEX DENPASAR

Abstract

Trip generation raises one of the transportation problems that is parking, this is due to the driver will need a place to park if you want to go to the destination. The problem of parking lots raises problems because of limited city space which causes limited parking space. The increase in the number of motor vehicles in Cineplex Denpasar has an effect on the demand for parking spaces. The application of Electronic Parking Terminals (TPE) is carried out in the form of efforts to improve the management of Off Street Parking parking lots, to reduce revenue leakage, revenue transparency, and optimize Regional Original Revenue (PAD). The purpose of this study is to conduct a financial feasibility analysis of the application of the Electronic Parking Terminal. The data used in this study include primary data obtained through methods, such as: survey of parking cords, and secondary data that can be obtained from local government agencies. Financial feasibility analysis uses two scenarios, namely scenario 1 with a flat rate, MC = Rp.1000 / hour, scenario 2 with a fixed parking rate MC = 2000 / hour. To determine the financial feasibility, investment appraisal requirements are used, namely by analyzing NPV, BCR, IRR. The results of the analysis of parking characteristics for motorbikes obtained a total of 250 vehicle stalls and a parking index of 9,875. The results of the financial feasibility analysis with the Bank Indonesia benchmark interest rate, which is 10.98% / year, obtained for scenario 1, it is NPV Rp -21,274,253, BCR 0,986, IRR -7%, scenario 2 is NPV Rp 1,496,094,906 , BCR 2, IRR 362%. So the analysis with the two parking tariff scenarios shows scenario 2: The Implementation of Electronic Parking Terminals is feasible.
